Detached garage permits in North Carolina: a plain-language guide

North Carolina has a statewide building code. The North Carolina Residential Code covers homes and their accessory buildings, and city or county inspection departments issue the permits.

Do you need a permit?

• Accessory buildings with any dimension greater than 12 feet must meet the North Carolina Residential Code (R101.2.1), and county departments such as Wake County require a building permit for them. Practically every garage is over 12 ft, so plan on a permit.
• Smaller buildings may still need a zoning or land-use permit.

Owner as contractor

• If you act as your own general contractor on a project costing $40,000 or more, some counties (for example Wake) ask for a notarized owner-contractor affidavit.

What to do

• Apply through your county or city inspections department. Wake County, for example, asks for an application, a site plan and building plans.
• Ask about the wind and snow design values for your area; they vary from the mountains to the coast.
